Edamah and Kanoo Set Out Pier 1890 Waterfront Partnership for Manama
Edamah and Kanoo Real Estate’s planned Manama Corniche destination has a defined footprint and 25 commercial units. Fresh coverage on 3–4 November puts the focus on how the partnership moves from a development framework to a functioning waterfront.

A waterfront partnership moves forward
Edamah and Kanoo Real Estate have agreed a framework to develop Pier 1890 on Manama Corniche, beside the Shaikh Hamad Causeway. TradeArabia reported the partnership on 3 November, followed by further coverage on 4 November. The agreement was announced at Gateway Gulf, held on 1–2 November; it is a development partnership rather than an announcement that the destination has opened. The planned mix is restaurants, cafés and upscale shops, bringing a commercial programme to a waterfront location already closely associated with the capital’s urban identity.
The published dimensions establish the project’s scale: approximately 11,000 square metres overall, including 3,000 square metres of leasable space across 25 commercial units. These figures distinguish the broader destination from the area that operators would rent. They do not disclose the final configuration of individual premises, how units will be allocated among uses, or the commercial terms on which businesses will be able to participate.
What the partners bring
Edamah is the property arm of Mumtalakat, Bahrain’s sovereign wealth fund. Its own corporate description places leisure, entertainment and industrial projects within a wider national portfolio. Kanoo Real Estate belongs to the Yusuf bin Ahmed Kanoo Group. The partnership therefore combines a state investment institution’s development platform with an established private property business. This ownership structure matters because the project is being presented both as a commercial destination and as part of a wider effort to improve the quality and economic usefulness of urban places.
Edamah chief executive Khaled Abdulrahman Al Majed linked the agreement to the companies’ existing relationship. Kanoo Real Estate chief executive Mohsin Abdulnabi Haji described a destination intended to attract residents and visitors. Those are the partners’ objectives, not measured outcomes. Neither the reported announcement nor the dimensions alone establishes how many visitors, jobs or tenants the project will ultimately support.
The distinction between land and rentable space
The published leasable area represents roughly 27% of the stated overall site area. Dividing 3,000 square metres by 25 units produces an arithmetic average of 120 square metres per unit, although actual units could differ substantially. These calculations are useful for understanding the proposal’s scale; they are not a floor plan or a leasing schedule. A restaurant’s kitchen, extraction requirements, servicing arrangements and outdoor seating needs can differ markedly from those of a shop.
For prospective operators, the decisive document will be the detailed leasing package. A headline unit count cannot reveal frontage, permitted trading hours, delivery access, common charges or the division of fit-out responsibilities. Until those particulars are published, the development can be assessed as a planned cluster of businesses, while individual operating economics remain open. The distinction prevents a project announcement from being mistaken for a ready-to-price business opportunity.
Public space will shape the commercial result
A waterfront destination earns its appeal through the experience between buildings as well as the businesses inside them. In practical terms, the questions include pedestrian connections, shade, seating, accessibility and how servicing is accommodated around visitors. These are editorial considerations for evaluating delivery, not additional specifications confirmed by the partnership announcement. A site beside a causeway may be prominent on a map while still requiring careful design to make arrival and movement comfortable.
The planned combination of food, drink and retail can create different reasons to visit at different times. Its success will depend on the final tenant mix and on repeat use, rather than on the number of units alone. For residents, usable outdoor space and convenient connections may matter as much as the brand names eventually attached to the restaurants. For operators, those same design choices influence dwell time and the reliability of customer traffic.
How this fits Edamah’s portfolio
Edamah’s website identifies waterfront, hospitality, retail and industrial assets across Bahrain, including Sa’ada Waterfront and Bilaj Al Jazayer. That provides institutional context for Pier 1890: the company already treats destination development as one part of a broader property mandate. Its stated approach includes wholly owned projects, managed developments and joint ventures. The new arrangement with Kanoo should be read within that range of partnership structures, without assuming that all projects share identical ownership, financing or operating terms.
The current announcement does not provide a project budget, equity split, construction award or confirmed opening date. Those omissions limit what can be concluded about delivery timing and financial exposure. They also define the next useful reporting milestones: a firm programme, procurement decisions, approved design details and the first confirmed operators. A framework agreement establishes cooperation; subsequent commitments show how the destination will actually be built and run.
What residents and businesses can watch next
For the public, the immediate development is the formal alignment of the two partners around a defined site and commercial concept. There is no published visitor opening to plan around in the material reviewed. Businesses considering the location can follow the partners’ official channels for leasing information and assess any future offer against their own space, access and operating requirements. The 25-unit figure should not be interpreted as 25 available vacancies, because the announcement does not disclose pre-leasing or reservations.
The next stage will be most informative when it connects the property proposal to everyday use: how people reach the waterfront, how the public realm works, which businesses sign, and when construction and operations begin. Pier 1890 has a clear scale and a recognisable location. Its practical contribution to Manama will become measurable as those delivery details turn the framework into an accessible, functioning destination.
